Smith Mountain Lake: The Mountain Lake
SML is the only one of these three lakes set against the Blue Ridge Mountains. That matters more than you might think. The waterfront market at SML has a median around $825,000, which is significantly more affordable than Lake Norman but above Lake Gaston. The lake spans Bedford County ($0.53 per $100 property tax) and Franklin County ($0.43 per $100), giving buyers some of the lowest property tax rates in Virginia.
SML has 13 planned communities, each with distinct character. From The Waterfront's gated luxury estates to Copper Cove's accessible lakeside living to Water's Edge's resort-style golf community, there's a neighborhood for every budget and lifestyle. The community infrastructure is mature, with established marinas, restaurants, shops, and services catering to both full-time residents and vacationers.
The SML lifestyle: Quieter, more natural, more mountain-oriented. You choose SML because you want to wake up to mountain views, kayak in a cove where the only sound is birdsong, and drive the Blue Ridge Parkway on a Sunday afternoon. The nearest city is Roanoke (45 minutes), which offers healthcare, dining, and cultural amenities without big-city traffic or sprawl. This is lake living that feels like an escape, even when it's your everyday life.
Lake Norman: The Charlotte Lake
Lake Norman is the largest manmade lake in North Carolina, and its proximity to Charlotte (30 minutes from the south shore) defines everything about it. This is a lake where you can commute to a Fortune 500 job, and that dynamic has driven prices skyward. The waterfront median has climbed past $1.3 million, with luxury properties regularly exceeding $2 million to $5 million.
Norman's 520 miles of shoreline give it slightly more coastline than SML, but the character is fundamentally different. The lake sits in the Piedmont, meaning flat terrain, no mountain views, and a more suburban feel. The development around Norman is heavy: shopping centers, chain restaurants, medical complexes, and residential subdivisions are extensive. For some buyers, that's a positive -- everything you need is minutes away. For others, it's exactly what they're trying to leave behind.
The Lake Norman lifestyle: Urban-adjacent, amenity-rich, higher energy. You choose Norman because you want a lake house and a city. The dining, shopping, and entertainment options in the Charlotte metro area are unmatched by anything near SML or Gaston. But you pay for it -- in home prices, property taxes, and the traffic on I-77 that can turn a 30-minute commute into a 90-minute ordeal.
North Carolina's flat 4.5% income tax rate is lower than Virginia's 5.75% top rate, which is a real advantage for high-income earners. However, the significantly higher home prices at Norman often more than offset the income tax savings.
Lake Gaston: The Affordable Alternative
Lake Gaston straddles the Virginia-North Carolina border and offers the most affordable lake living of the three. With a waterfront median around $450,000, Gaston is approximately half the price of SML and a third of Lake Norman. The lake has 350 miles of shoreline, a quieter atmosphere, and a community that's heavily oriented toward retirees and weekenders.
Gaston's biggest advantage is value. A waterfront home that would cost $825,000 at SML or $1.3 million at Norman can be found at Gaston for $400,000 to $600,000. The trade-off is location: the nearest major city is Raleigh-Durham, about 90 minutes away. Services, dining, and healthcare options are more limited than at SML or Norman. You're choosing solitude and affordability over convenience and amenities.
The Lake Gaston lifestyle: Quiet, affordable, and genuinely rural. You choose Gaston because you want a lake house at a price that lets you retire early, or because your idea of a perfect weekend is fishing, grilling, and absolute peace. It's a wonderful lake for what it is, but it requires comfort with a more remote setting.
The Cost Comparison in Detail
Let's look at what $800,000 buys at each lake:

Healthcare Access
This matters more than people think, especially for retirees. Lake Norman wins this category easily with Atrium Health (one of the largest health systems in the Southeast) minutes away in Charlotte. SML has solid access through Carilion Clinic in Roanoke (45 minutes) and LewisGale Medical Center (30 minutes). Lake Gaston is the weakest here, with limited local medical facilities and major hospitals 60-90 minutes away.
Airport Access
Charlotte Douglas International Airport (CLT) is a major hub with direct flights everywhere. It's 30-45 minutes from Lake Norman. Roanoke-Blacksburg Regional Airport (ROA) serves SML with regional flights and connections, about 50 minutes from the lake. Lake Gaston's nearest option is Raleigh-Durham International (RDU), about 90 minutes out.
Water Quality and Recreation
All three lakes are clean and well-maintained. SML and Norman are both excellent for boating, skiing, and fishing. Gaston is renowned for its largemouth bass and striped bass fishing. Norman can get crowded on summer weekends due to its proximity to Charlotte's 2.7 million metro population. SML and Gaston offer a more relaxed on-water experience with less boat traffic.
Year-Round vs. Seasonal Use
Lake Norman is the most year-round friendly, thanks to Charlotte's milder winters and the urban amenities available regardless of season. SML has a growing year-round community but is still somewhat seasonal, with the busiest period from May through October. Lake Gaston is the most seasonal of the three, with many properties used primarily as weekend and summer retreats.
So Which Lake Is Right for You?

Choose Smith Mountain Lake if: You want mountain beauty, a genuine lake community (not suburban sprawl), 13 planned communities to choose from, low property taxes, and the feeling of being immersed in nature while still having Roanoke's amenities within reach. You value landscape and lifestyle over urban convenience.
Choose Lake Norman if: You need proximity to a major city, want maximum dining and shopping options, work in Charlotte or travel frequently by air, and are comfortable with higher prices and a more developed setting. You value convenience and urban access above all else.
Choose Lake Gaston if: Your priority is maximum home for minimum dollars, you're comfortable with a rural setting, you value peace and quiet above amenities, and you don't need frequent access to a major city. You value affordability and solitude.
I'll be transparent about my bias: I believe Smith Mountain Lake offers the best overall balance of beauty, community, affordability, and lifestyle of any lake in the Southeast. The Blue Ridge Mountain setting is something you simply cannot replicate at a Piedmont lake, and the combination of 13 planned communities, 500+ miles of shoreline, and property tax rates under $0.53 per $100 is, in my experience, unmatched.
