This is the feature that distinguishes KW from every other major brokerage. When you bring a productive agent into the KW market center (office), you earn a share of the company's profits generated by that agent's production. It's not a recruiting bonus or a one-time payment. It's an ongoing, passive income stream that can grow into a significant revenue source over time.
I've seen agents at KW build profit-sharing income that rivals their commission income. If you specialize in lakefront and a team member encounters a lakefront buyer, that referral happens naturally because we work together, not in silos.
Commission Structure and Earnings
I'll be straightforward about the financial model because it's the question every agent has:
- KW commission splits are negotiated between the agent and the market center. New agents typically start with a split that improves as production increases. Once you've contributed a specified amount to the market center ("capped"), you keep 100% for the rest of your anniversary year. Many productive agents cap within 6-8 months and keep 100% of their commissions for the remaining 4-6 months.
- Team split: As a team member, there's an additional split with the team that reflects the leads, training, and support structure provided. This varies by role and production level. I'm transparent about these numbers during the interview process.
- Earning potential: A full-time agent in Central Virginia who follows our systems and puts in consistent effort can reasonably expect $40,000-$60,000 in their first full year, $60,000-$100,000 by year two, and six figures by year three. Top producers on our team earn well into six figures annually. These are real numbers, not recruiting hype.
